Bordered to the west by the Oise and to the east by the Garenne ponds, the site historically has a strategic position and an ideal setting for tourism and recreational activities.
From 2010, the City expressed its wish to develop a new district with a river port with the main objectives of enhancing its economic and tourist attractiveness, to finalise its development and to be part of a biodiversity conservation approach. Eiffage Aménagement then began exchanges with the City to implement this unique urban development operation.
On 9 hectares, this new neighbourhood will include:
- The marina: with a capacity of 139 rings in rental distributed on 4 pontoons, it will accommodate boats from 6 to 20 meters, and will be managed by the company Sodeport. Each day, up to 8 locks could be made. The project aims to obtain several operating labels (National Quality Seal Plaisance Tourisme and Blue Flag Label) as well as the European AFNOR certification «Clean Port».
- A real estate project: all around the quays, 320 collective dwellings in accession, about 1,500 m² of shops, 32 townhouses, 45 building lots will be build. 1,900 m² will be devoted to green spaces and a 520-metre-long pedestrian promenade will accompany the port’s quays.
Eiffage Immobilier, Nexity, Cogedim, Financière Clorélice and Codoprom are the real estate partners of the transaction. The first housing and port will be delivered in the fall of 2020.
In order to carry out the project within a preserved environment, many commitments were made in favour of biodiversity and wetlands. They are part of the "Avoid, Reduce, Compensate" (ERC) scheme of the French Ministry of Ecological and Solidarity Transition. Several measures to offset the residual impacts of the project’s development have also been implemented.
