Located in the Montparnasse district , , the Cotentin building underwent a major restructuring covering nearly 18,000 m². The operation combined partial demolition, reconstruction and the creation of service spaces, in a dense and constrained environment.
The building, originally designed in the 1970s, has been completely redesigned to accommodate contemporary, flexible offices spread across nine above-ground levels and four basement levels, including a business center and two levels of parking with approximately 110 spaces. At the heart of the project, the creation of a landscaped patio has opened up a verdant skylight, enhancing user comfort and the quality of the workspaces.
From an environmental perspective, Cotentin is fully committed to a virtuous transformation of existing structures. The project prioritized rehabilitation over demolition and reconstruction, while incorporating concrete circular economy solutions, such as the reuse of 6,300 m² of fully refurbished raised floors. The project also prioritized the use of low-carbon concrete.
These choices aim to obtain reference certifications and labels, including HQE BD Excellent, BREEAM Excellent, Osmoz , BiodiverCity and BBCA Renovation standard level, reflecting a high level of environmental requirement and quality of use.
Carried out over 24 months of work, the project mobilized up to 250 workers at its peak and generated more than 28,000 hours of integration, beyond the initial commitments.
