Reversibility of the Athletes' Village : the end of an emblematic operation

One year after the launch of the Legacy phase, Eiffage Immobilier has completed the transformation of the Athletes' Village in Saint-Ouen-sur-Seine into a mixed-use and sustainable neighborhood. With the delivery of the final residential buildings in lots E1 and E5, the redevelopment phase of lot E is complete, marking a major milestone in the urban legacy of the Games.

A gradual transformation to serve new uses

Originally designed to house athletes , a-the Village buildings underwent significant renovations to adapt them for sustainable residential and commercial use. By removing partitions, removing temporary facilities, and creating bathrooms, storage rooms, and new living spaces, the buildings were transformed into family homes, co -living spaces , and offices.

This Heritage phase is fully in line with a circular economy approach, with a high level of reuse of equipment from the Games phase, as well as a strong environmental ambition, driven by low carbon materials s, green roofs and the deployment of photovoltaic panels on all the blocks.

Successive deliveries until the project is completed

Over the months, Eiffage Immobilier delivered all the components of lot E to its investor partners CDC Habitat and Groupama Immobilier:
378 housing units spread across 14 buildings,
An office building and a gymnasium, delivered in the summer, illustrating the functional diversity of the district;
Shops, services and shared spaces contributing to the vibrancy of the ground floors of buildings.

All completed projects achieve the highest levels of environmental performance, including BBCA, E+C- (E3C2), NF Habitat Excellent, and BiodiverCity certifications . The Village is also enriched by artworks integrated into the buildings, as part of the "1 building, 1 artwork" charter, reinforcing the neighborhood's cultural identity.


Delivery of the last batches: E1 and E5

The Heritage phase concludes today with the delivery of the last residential buildings.

Lot E1 comprises six residential and commercial buildings. It offers 14,817 m² of floor space, for 180 apartments. Designed by SOA Architectes and Lambert Lenack, and built by Eiffage Construction,  as are all the buildings in Lot E, the complex is certified E+C- (E3C2), NF Habitat Excellent level and BiodiverCity , and features a work by the artist Morgane Tschiember .

Lot E5 comprises four residential buildings, shops, and a daycare center, totaling 8,025 m² of floor space. Designed by architect Barrault Pressacco, it offers 98 owner-occupied apartments, combining a timber frame with post-and-beam construction and low-carbon concrete. A photovoltaic canopy completes the environmental features. The project is targeting E+C- (E3C2), NF Habitat Excellent, and BiodiverCity certifications . To date, 40 of the 98 family apartments on Lot E5 have been delivered by the end of 2025. This year, the remaining apartments, along with 51 apartments on Lot E1, are expected to be occupied by their owners.


A lasting legacy at the heart of the metropolis

With the completion of these final buildings, the Athletes' Village has fully transformed into a vibrant, open neighborhood, seamlessly integrated into the city and blending housing, offices, shops, amenities, and green spaces. Conceived from the outset with its redevelopment in mind, the project exemplifies the ability of Eiffage Immobilier and its partners to design sustainable, adaptable developments that are deeply rooted in their local communities.
